Bangkok Real Estate

The breadth of the Bangkok real estate market in and around Bangkok is staggering.

Additionally, I am amazed to see the condition of the condos across this massive metropolis!

You will be stunned to know that there are an estimated 220,000 unsold condos. Also, the number is over 400,000 nationwide.

Now that sounds like a buyer market to me. The development is spurred by repeated record-breaking annual growth of foreign property ownership in Thailand.

I mean, who can blame people for wanting to live in this paradise of a country?

Now, you can rent or lease a condo if you ike that. Additionally, you can always own one. In fact, you also have the option to sublet one as well.

My point is, whatever you wish to do,  you will have multiple choices of location.

Also, you will have a wide range of options for the property type.

How do you intend to sift through 220,000 properties? Obviously, some will be beyond your need or capacity.

Likewise, others will not meet your needs or quality expectations. When searching for a condominium for sale in Bangkok, you will need a market-fluent agent team to guide you.

What Qualities Should You Look For In Your Bangkok Real Estate Agent?

You already know that we are dealing with such a large market. So, I don’t need to mention that there are thousands of agencies.

But are all of them right for you? Nope. So, I am giving you some filters to use to find the right representative.

Also, I will add that the right agent is the catalyst for your new home search.

1. Teamwork Makes The Dream Work

Just as you alone will have great difficulty finding your dream condo, one agent is not much more help.

A quality real estate agency will have the power of teamwork. Additionally, this team will work together to apply to your specific vision.

Consequently, you can picture this scenario similar to an accounting or law firm.

A real estate office will hire specialists. Additionally, they will have the depth of experience in various segments.

2. Prioritizing The Customer

We all want to be focused. Also, we intend to get the attention we need to move forward professionally and quickly.

So, the successful agencies know that. They focus on the customer completely.

They know that is the only way to grow.

Additionally, you will find they have been awarded over their peers due to customer satisfaction.

3. Easy To Communicate

What is the next most important thing during a real estate transaction? Communication.

Language can be a barrier, but not in this business. Agencies know that obtaining agents fluent in Chinese, English, Spanish, Japanese, or Korean will only increase their effectiveness due to clear communication.

4. Efficient Client-Handling Skills

There is another level of communication that has to do with frequency, timing, and professionalism.

You do not need all-day phone calls and texting. You also do not need to chase answers.

Just to prepare you, I have received an abundance of emojis even from the most educated of professions. It is part of the culture of the Land of Smiles.

5. Well Reputed

Reputation and prior performance can be indicated by customer satisfaction.

Any quality company will have references you can call today. Another indication is being awarded by recognised industry authoritative bodies and peers.

Maybe not every year, but often. If their most recent award is 10 years old, keep looking.

6. Aware Of The Game, Entirely

I mentioned how attorneys and accountants like to compile comprehensive services for their customers.

A great real estate office has professionals well-versed in condos, townhouses, stand-alone, new construction, luxury properties, or business, commercial, and manufacturing needs.

How Will Life In Bangkok Look Like?

Now, let’s chat about living in the city of Bangkok a little. The city districts that see the most activity in condo development and sales are Thonglor, Ekkamai, Sathorn, and Phrom Pong, to name the top few.

You can look at the general content of these districts to see how they fit your dream.

  • Do you want to be close to brand-name and boutique shopping? That district is called Siam. You can look into a specific project for reference, such as Klass Siam or The Line Ratchethewi.
  • Thonglor and Ekkamai offer vibrant nightlife, world cuisine restaurants, and rooftop venues. Kao San Road is famous for nightlife, live entertainment, street food, and plenty of beverages.
  • Phrom Pong provides upscale shopping, diverse cultural dining, and cultural experiences from around the world.
  • Bang Krachao is the “Green Lung” district of Bangkok. It is a quiet district, lush with local plantlife, historic temples, and quiet avenues.

There are 50 administrative districts in Bangkok. These are only a few noodles in the entire bowl of Bangkok, or Krunthep as the Thai call it.

Within those districts, there are amazing condo projects like Vittorio 39, The River, One89 Wireless, The Met, and Magnolias Waterfront Residence.

You can look for them online now and get virtual tours of the property, units, and area.

Transportation In Bangkok

While living in Bangkok, ease of transportation is vital for happiness. That is, unless you have a chauffeur and plenty of time.

While condo hunting, note the proximity to the city’s rail network. For me, it is the easiest and quickest form of transport.

A secret form of movement is the canals and their taxis. When the roads are stopped, the water still moves.

Canal taxi stations are very conveniently located near many of the main monuments and districts.

They are a picture of the past as the only way to move farmed goods, floated down from the north and into the depths of the capital.

The Workings Of Bangkok Real Estate Made Easy

The Land Office is where all Bangkok real estate transactions are recorded and from which regulations flow.

The Land Code Act and Condominium Act are something you should read up on.

Here is a link to their website. It is loaded with information that will protect you and facilitate a smooth, safe transaction.

Welcome to Thailand.
